4 Steps To A Successful Texas Property Tax Protest

By Larry Snyder

Sometimes people may feel that they are paying too much duty to the government. This is maybe after the rates go up after a certain period. When consumers feel that they are being oppressed, they can decide to present formal protestation and present their pleas. The government can then listen to the requests and after considerations, the duties that consumers pay can be reduced. In case you also feel that the custom or tariffs are too much, below is a step-wise guide to Texas property tax protest.

The initial step that you should take when objecting is filling protesting forms and submitting them to the district appraisal office. You can get these forms to form the appraiser or obtain them from the web page of the taxation section of your district. Make sure you send a brief letter to the appraiser of your district informing him/her that you would like to protest for the building tariffs.

You will then receive a brief notification from the appraisal office informing you that your building value will be assessed. The deadline is usually thirty days after filing the protestation. If you would like to have these protestations every year, you should ensure that you do it. This will make an impact even if it is small. Therefore, do not shy from filing the objections annually.

The second thing that you are supposed to do is looking for the record card of the central appraisal district. Every appraisal district in all counties has a record card for all the structures they have assessed. The record card usually contains information like the size of the building, amenities, lot size, etc. If you need the record card, you have to go to the district office to obtain it, but you will pay a nominal fee.

If you do not want to obtain this card from the office of the appraiser because of the nominal fee, you can download them from their official web page. Feel free to ask the staff members any questions regarding the card. Sometimes these cards have errors due to miscalculations. If you wish, these errors can be your basis for filing the objections because of the inaccuracies of the district appraiser.

Thirdly, you should establish your building value using three main approaches that Texas uses typically. Thus, appraisal districts determine the market value of your building so that they can grant you the deductions in duty using the three approaches. These include the cost approach, sales comparison, and the income approach.

The fourth step is to go through all the legal avenues so that your protestation can be heard and be granted. This means that you will start by filing the objection and wait to be notified on the date to attend the informal hearing. A staff appraiser conducts the meeting for 15 minutes.

At the end of the meeting, you will have either a positive or negative outcome. Therefore, you can be granted or denied the custom deductions. You will also be needed to attend a board meeting with your agent and the appraisal staffs. Informal appraisal hearings are the final say, and you are not allowed to appeal.
