Different Types Of Mobile Homes Williston ND Residents Should Consider

By Joshua Thompson

Home ownership is a dream that a lot of people have. It may seem like physical evidence of their business success or an important stepping stone to something bigger and better. Not everyone has the same luck however. There are plenty of people who live in apartments and other rented homes because they don't have sufficient funds for a substantial down payment or the ability to make large mortgage payments. Some of these individuals decide their solution to home ownership should start with the type of mobile homes Williston ND citizens have successfully purchased. Before they make a big commitment however, they should understand the different types of housing available.

Many individuals still think of all of these houses as single wide rectangles pulled onto lots and set up on cement blocks. This has not been the case for many years. Prefabs, or prefabricated housing, are entirely different types of property. These are structures with parts being factory built and then moved in sections onto the building site and assembled. Even within the category of prefab, there are two separate and distinct categories.

Panel prefabs are constructed at the factory and then sent as walls to the building site where a foundation has already been poured. Unlike their older relatives, they may be designed with one or two floors with appliances and fixtures already in place when they arrive. Many commercial buildings are constructed in this way because it allows for wide open spaces and high ceilings.

The other type of prefabricated housing is known as modular. In this method, box forms or modules are built in the factory and then travel via trailers to the lot. The fact that they're transported on the roadways initially limits the size of the rooms when they are put together. It also means that home additions like garages cannot be constructed in the factory and have to be added by the builder later on.

Manufactured housing is more like what people think of when they think about mobile homes. These structures are fully constructed in the factory complete with furnishing, appliances, and fixtures. They are moved in and set down on blocks or a concrete pads.

Prefabs and manufacturing housing have very different guidelines when it comes to the building codes they must adhere to. Prefabs are real estate which must pass strict building inspections to ensure they are built in keeping with state and federal laws. Manufactured house only have to pass HUD requirements which are more flexible.

Because of the way they're constructed, prefabs have much more leeway when it comes to appearance. They can be customized much more easily than manufactured homes and generally are superior in quality. Real estate almost always has a higher resell value than personal property as well.

Owning a home is very important for many people. Not everyone has the means to purchase a traditional single family home or a modern attached condo or townhouse, but many do find it within their means to consider a good mobile home.
